Chris Rapczynski is the founder and president of Sleeping Dog Properties, a leading design-build company based in Boston. With over 30 years of experience in the construction industry, Chris has established himself as a thought leader and innovator.

A Boston native, Chris started as a carpenter and tradesman in Boston’s Back Bay, mastering historic home construction before moving into construction and real estate development with top Boston firms. He developed expertise in project management, design, and construction, earning recognition for attention to detail and commitment to quality.

In 1993, Chris took the bold step of launching his own company, Sleeping Dog Properties. From the outset, he aimed to establish a firm that would deliver outstanding results while prioritizing client satisfaction. Under his guidance, the company has completed over $500 million in construction projects, making it the preferred choice for select clients throughout New England.

The firm has been recognized as one of Boston’s leading general contracting, design/build, and real estate development firms, and was recently named Best General Contractor in Cambridge, MA in 2022.

Chris goes beyond general contracting – he’s a forward-thinking industry leader. His construction management focuses on disciplined processes, quality control, and strong relationships with suppliers and subcontractors. The firm tackles complex renovations and new construction others might avoid.

Chris actively supports Build Health International, which enhances healthcare infrastructure in underserved areas. He volunteers as a youth soccer coach with the Andover Soccer Association, dedicating 15-20 hours weekly during season. In 2024, his firm sponsored the Second Annual Winni Chase Regatta at Lake Winnipesaukee, helping double participation in this youth sailing event.

When not managing projects, Chris spends time with his family, including his three children. An outdoor enthusiast, he enjoys boating, skiing, and walks with his wife.

What is your typical day, and how do you make it productive?

My day starts at 4:30 AM. I kick things off with exercise, strong coffee, and a simple breakfast. I try to stay calm and centered before all the outside noise starts affecting my headspace.

I get to the office or job site by 7:00 AM when the crews are getting going. This feels like the sweet spot of the day when everyone’s energy and productivity planning are at their peak.

I send out my first round of communications before 10:00 AM – phone calls, emails, texts, the whole works.

I usually set up a lunch meeting and try to move the company forward somehow.

The afternoon is all about handling staffing issues, jumping in and out of meetings, planning what’s coming next day or week.

I stay productive by keeping a clear head and staying laser-focused on what the team needs to accomplish.

How do you bring ideas to life?

Look, not every idea is gold, but we approach them all with the attitude that they might work out great. For ideas that could really change our company’s direction, my senior managers and I hash it out together, then we give the good ones a trial run. We “fail fast” on the ones that aren’t showing promise. We put our money behind the ones that are working.

What’s one trend that excites you?

AI design solutions. Building codes, structural planning, material selection – these all have enough rules that AI can handle a lot of basic building design problems without the expensive labor we usually need to figure out options. AI technologies are now being used to analyze project risks and make proactive decisions, and this stuff will get solved in seconds instead of the weeks or months it takes now.

What is one habit that helps you be productive?

I don’t drink alcohol or coffee. These things get in the way of having the sharpest focus when I need it. Staying level-headed is what keeps me productive.

What advice would you give your younger self?

Go with your gut and trust your instincts.

What is the one thing you repeatedly do and recommend everyone else do?

Work out every day. It gives you the clearest thinking space. Anyone who does this regularly would back me up on this completely.

When you feel overwhelmed or unfocused, what do you do?

Exercise, hang out with my family, and remember what actually matters in life.

What is one strategy that has helped you grow your business or advance in your career?

I’m willing to be disliked. I’m not someone who needs other people’s approval to make decisions. I can live with the results of a decision, whether it goes well or badly. This lets me jump on opportunities when they come up without worrying about what people think.

What is one failure in your career, how did you overcome it, and what lessons did you take away from it?

I don’t really think about failures the usual way. I see failure as where learning starts. “All things are difficult before they are easy.”

What is one business idea you’re willing to give away to our readers?

Construction’s future is all about visual. CAD, REVIT, INSTAGRAM, BIM, FACEBOOK – these are going to be the building platforms and they’ll all connect eventually. Digital twins are now providing real-time data from construction sites, enabling better decision-making and predictive maintenance. Learning to fly drones and edit video are like the new typing and second language requirements. Figure out how to make your message visual – that’s where everything’s headed.

What is one piece of software that helps you be productive? How do you use it?

We use several different programs. I’m a fan of MS Project for scheduling.

What is the best $100 you recently spent? What and why?

I bought coffee for a master’s program administrator at a top university (it’s crazy that two fancy coffees and pastries cost $100). He connected me with potential hires from their master’s program.

Do you have a favorite book or podcast you’ve gotten a ton of value from and why?

I’m into Masterclass. I get all kinds of different content from there. I’m hooked on stories about the entrepreneurial journey and people overcoming challenges.

What’s a movie or series you recently enjoyed and why?

I don’t watch much TV or movies. I recently saw the documentary series LIMITLESS with Chris Hemsworth. I thought it was a solid look at the self-improvement journey.

What are the key principles that guide your approach to business and life?

Three core principles drive everything I do:

All things are difficult before they are easy. Most tasks need effort and practice before they become manageable. Learning to ride a bike is wobbly at first, but becomes automatic with practice. Same with mastering an instrument – initially frustrating, but consistent practice makes complex pieces possible. Initial difficulties are normal in learning.

Have the courage to be disliked. Embrace who you are without seeking validation from others. Have confidence in your beliefs and choices, even when unpopular. An artist might create controversial work knowing it will be criticized, but staying true to their vision creates something authentic. Being true to yourself matters more than constant approval.

The future is a visual medium. Visual elements are crucial in how we communicate and consume information. With advancing technology, images, videos, and graphics become more influential. VR and AR are changing entertainment, education, and social interactions. Instagram and TikTok show the power of visual storytelling. Visuals are shaping our future experiences and communication.
